As Realtors, we find that when potential home buyers are looking at a home to purchase they are often curious about electric bills. Since it get hot here in Cabarrus County and the Charlotte region, we thought we would offer a few hints for you. This way when you are ready to sell real estate in the Cabarrus County area, you can be prepared for questions that might come up.
If you’re looking to stay cool and save on energy bills this summer, look up. A good ceiling fan, when properly used and maintained, can help keep your cooling and heating costs down throughout the year.
To reap the maximum benefits — in comfort level and savings — it’s important to make sure that ceiling fans are properly installed and that you use the right size and model for the room.
Consider ceiling fan blade spans, which range from 29 to 54 inches, and room size, and be sure that the fan is mounted in the middle of the room, at least 7 feet above the floor and 18 inches from the walls. Other performance factors to consider include the motor type and grade (performance, medium or economy), and the blades’ pitch and material. The fans with the best blade and motor designs are most efficient and quieter as well. Look for models with the highest air flow efficiency, which is measured by cubic feet per minute per watt (CFM/watt) at each speed.
An Energy Star-rated fan is 50 percent more efficient than a conventional fan and can save $10 or more annually on utility bills. If this doesn’t seem like much, consider the additional savings that come from adjusting the thermostat accordingly and keeping air conditioner (or heater) use to a minimum.
Ceiling fans keep people cool, not the spaces they’re in, so be sure to turn off the fan when not in a room. In the summer, make sure the fan is moving in a counter-clockwise direction so that it produces the downward windchill effect; in the winter, reverse the direction and use the fan at a low speed to force the warm air near the ceiling up and then down along the walls and floor.
And don’t forget about the lights. Most ceiling fans include some kind of light fixture, which is often used as the main light source in a room. Be sure to use an energy-efficient light kit and to turn it off when a room is empty.

Q. How much house can I afford?
A. Determining how much home you can afford or what payment you feel comfortable with, can be a trying process. Calling lenders, looking at mortgage loan programs and interest rates can be confusing, to say the least. There is an easy way to get started and give yourself an idea of where you stand.
The first step is to find out what mortgage interest rates are at the current time. You can typically do this with a couple of phone calls to lenders or some quick looking on the Internet. Get your rates on conventional fixed rate loans. Then use Team Honeycutt’s handy table to see what your payment would be at different price ranges and interest rates.
To obtain a very clear picture of how much home you can actually qualify for, the best idea is to contact a reputable local lender and let them analyze your entire situation. Call us for recommended loan officers in your area.
Q. Do I need an attorney when I buy a house?
A. Yes. We recommend anyone buying a house use an attorney. An attorney will make sure all terms of the contract are acceptable and help you avoid any future legal hassles. If you need help choosing an attorney, just ask. We can recommend attorneys that are very experienced in real estate transactions.
Q. Are low-ball offers advisable?
A. A low-ball offer is a term used to describe an offer on a house that is substantially less than the asking price. While any offer must be presented, a low-ball offer can sour a prospective sale and discourage the seller from negotiating at all. Unless the house is very overpriced, the offer will probably be rejected. You should always do your homework about comparable prices in the neighborhood before making an offer.
Q. How do I get the real scoop on homes I am looking at?
A. Home inspections, seller disclosure requirements, surveys and the agent’s experience will help. Disclosure laws vary by state, but in some states, the law requires the seller to complete a real estate transfer disclosure statement. Here is a summary of the things you could expect to see in a disclosure form:
- Foundation, slab, fireplaces/chimneys, floors, windows, doors, ceilings, interior and exterior walls
- Electrical system, plumbing system, heating and/or cooling systems
- Built-in appliances (range/oven, attached microwave, hood/fan, dishwasher, disposal)
Sellers are also required to indicate any significant defects or malfunctions existing in the home’s major systems. A checklist specifies interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, electrical and plumbing systems. The form also asks sellers to note the presence of environmental hazards, walls or fences shared with adjoining landowners, any encroachments or easements, room additions or repairs made without the necessary permits or not in compliance with building codes, zoning violations, citations against the property and lawsuits against the seller affecting the property.
Some properties have accompanying covenants, codes and restrictions or other deed restrictions. Also, the home inspection and home warranty industries have grown significantly to accommodate increased demand from cautious buyers. Be sure to ask questions about anything that remains unclear or does not seem to be properly addressed by the forms provided to you.

Thunderstorms can bring severe consequences to areas like ours here in Concord, N. C. in a matter of minutes. Thunder is the only thing in a thunderstorm that cannot cause damage. Lightning is extremely dangerous and can cause deadly fires. Winds can cause damage the equivalent of a tornado.
Heavy rains can cause flash flooding, which can occur in minutes. Even though you don't live in a flood plain, you need to be aware of flood hazards. Low-lying areas that are harmless in dry weather can fill with storm water run-off and pose a threat to your safety. Approximately 140 people die per year from floods. This is the number one killer from thunderstorms. Hail, which comes in all sizes is another serious problem and causes much damage to cars and homes.
Turbulence often turns into funnel clouds or tornadoes. During our summer season thunderstorms are a very common occurence. Our television and radio systems give us warnings and track thunderstorms to give us information as to the storm in relation to our location. Survival in severe weather depends on knowing what to do.

In CONCORD, CABARRUS COUNTY, NORTH CAROLINA as it is everywhere, it is now more important to check your own credit report to be sure that it is correct than it ever was. Even if you are not checking your credit report many other people are. You may have impeccable credit habits but errors may appear on your credit report. These errors need to be corrected immediately.
Credit scores play a big part in the interest rate you can get and even as to whether you can qualify for a mortgage on a home you would like to purchase. Rental home and apartment companies also check and consider your credit scores when considering leasing a property to you. In some states, with North Carolina being one of those, insurance companies use credit scores to determine the premiums that you will pay for your residence.
Credit scores are also considered when buying car insurance, when having utilities turned on in your new residence, by cell phone companies and when you are seeking employment the employers also check credit scores.
Credit scores are based on five categories. These are payment history, amounts owed, length of credit history, new credit and types of credit. Credit scores range from 300 to 850 with the highest making you appear safer to a lender. Your credit score is not the same as your credit report. Your credit score is based on the credit report. You can get a free copy of your credit report once a year from three credit reporting agencies. These three companies are Equifax, Experian, and TransUnion. The best way to obtain a report may be to go to AnnualCreditReport.com. Do not give your personal information or respond to anyone other than this site.
It is greatly to your advantage to obtain your credit report, check it out thoroughly and make every effort to remove anything negative as soon as possible. Be sure that you also are given credit for a good account. Errors of omission can hurt your report also.

Summer time provides us many choices for healthy foods. Organic and conventional methods of farming offer much versatility in our diets. Organic foods have the same appearance as conventionally grown foods. Organic foods are more costly due to the fact that natural fertilizers are used, crops are rotated in the fields, methods for farming are labor-intensive and the crops produce a lower yield. This growth process is what makes a product organic and to be labeled that way it must meet U.S. Department of Agriculture Criteria. Conventional farmers may use chemical fertilizers as well as herbicides and pesticides. The choice between organic and conventional products is a personal one.
Whether choosing organic or conventional foods, you may want to keep these tips in mind:
- Buy locally and in season when you can at farmers markets and local produce vendors.
- Thoroughly wash your fresh produce under cold running water using a clean brush to scrub with.
- Peeling conventionally grown produce may reduce pesticide exposure.
- Produce may lose some of its nutritional value.

With summer almost here, there are many events planned around town that will keep you entertained.
The Cabarrus County Library Children's Reading Program runs from June 9-August 2. The library has many fun events planed for the Concord, Kannapolis, Mount Pleasant and Harrisburg branches throughout the summer. The Kannapolis Intimidators are also back in full swing. Later in the summer, you can see Smoke on the Mountain: Homecoming from July 31-August 3, August 7-10 and August 15-17. Many events are scheduled throughout the summer at Village Park in Kannapolis. They have a summer concert series that runs from June 7-August 9. On June 10th, the 15th annual Quaker Steak & Lube Summer Shootout Series will begin and run until August 12, 2008. Each week fans will enjoy the Legends Car, Bandolero and Thunder Car racing action along with School Bus and Crash Car races. Back again this year will be local racing champion Clay Hair trying to defend his 2007 Summer Shootout Series Championship as well as local racer Jerry Lambert who was named the 2008 King of the Oval Rookie of the Year.
The 10-race Quaker Steak & Lube Summer Shootout runs each Tuesday night through August 12. Admission is just $7 for adults. Children 6-12 are admitted for $3 and kids under 6 are free. Tickets are available in advance at the speedway ticket office and at Gates 4 and 5 the night of the event. Parking is free.
Spectator gates open at 5 p.m. with preliminary action at 5:30 p.m. Feature racing begins at 7:30 p.m. and is scheduled to conclude by 10:15.
